Choosing to Lease the right property for your business can be an overwhelming experience without using a knowledgeable Broker to represent you. It’s not just about the base rent, the true cost of occupancy will be revealed. There are many aspects to consider; Location, demographics, geographics, choosing the right size, tenant improvements, non-competes, location of competitors, escalations, term, personal guarantees, traffic flows and much more. Every transaction is custom made and many deal points are negotiated to benefit and protect you, the Tenant. Commissions are typically paid by the Landlord or Owner.

Our current market offers many choices for owner/occupied and Investment acquisitions. Buyers must rely on accurate market information and verification of advertised net operating income and capitalization rates for example. As your Buyer representative, I look at every aspect of the property desired and discuss benefits and pitfalls before an offer is drafted. I have a relationship with several knowledgeable Commercial Lenders whom are experienced in conventional and SBA lending. Commissions are typically paid by the Seller.

In our competitive commercial market, attention to detail is key to promote commercial properties within the Marketplace. Sellers often have a specific timeline and cumulative expectations. A few listing services provided are: preparation of comparative market analysis & property valuation including income approach to value. Consider buyer & lender perspectives. Property listed in various local & national websites. Target market to all commercial brokers. Personally pitch property listings at commercial roundtables and receive constructive remarks. Frequent follow-up with seller on market interest and comments. Receive and present all offers and discuss benefits and consequences. Guidance throughout the transactional process. Attractive, recognizable signage.

Typically Landlords or Owners require notice of renewal within 90 – 180 days of the Lease term expiration. Tenants should begin to consider their options long in advance to maximize their options and leverage position to avoid unnecessary consequences. Lease Consulting consists of a thorough review of your current lease, assess your business needs, comparable lease market analysis, recommendations on deal points to negotiate for renewal. There is a fee for this service.
